House that is for sale near Atlanta, GA - thoughts?

The girlfriend and I have been looking for a home over the last two years (yes, timing couldn't be worse). That means I'm looking for at new listing on a near daily basis in our target areas but also looking in obscure parts of town to see if something tickles our fancy. Well, I ran into this amazing home this morning and felt that it needed to be shared with the masses.

What are your thoughts on it? Please make sure you read the description as well.

You'll see stuff like that pop up around here every now and then. One down the street we call the brady house for obvious reasons.

They built it to their tastes, and kept building it out. So now there is a huge house with extremely "unique" taste in decor. So if it isn't your taste as is you'll go broke redecorating.

I'm sure a good inspector will find some interesting stuff in the framing/roof/foundation. Looks like every dime went into decor.

Can't even imagine how many swinger gatherings that living room hosted.

Mid-Century Modern, right up my alley for some reason. For years I was only interested in old Farm Houses and log cabins but last few years I have gravitated to a lot of Mid-Century modern houses. This one in particular is a little over the top for me in decoration but the bones of the house look great.

Something I would mention and since it appears you are located in or around Atlanta already....IF you can get an offer in on the home or put it under contract etc. go and visit the location not only in the day, but at night as well. Many areas around Stone Mountain are very sketchy. By the price one would assume this neighborhood in and of itself likely isn't but surely would be "victim" for the surrounding crime. I would be checking if it's in gated or restricted access area. Many areas inside Atlanta and particularly near the Beltline are gentrifying and becoming well nicer. Many of the suburbs are on the opposite trend.

Several houses in this neighborhood (Fayette County) have sold within a day of being listed. The house across the street from us was in a bidding war and so far as we know right now went about double it's actual worth.

That’s wild. Not my taste but 70s retro cool.

Smoke Rise is a decent area. Have some friends who live in the country club. If you work in Atlanta, it's not a great location. I used to live in Gwinnett and had to drive through that area for commute and it's miserable. Not near major highways and small surface streets are packed.

It would probably take $200K+ to modernize it but the house isn't awful. Like a time capsule.

I have found it better to try and locate something closer to town and then drive further from town for work, or against the flow where possible. Trying to get into Atlanta from Cobb, Henry, Coweta and so forth is a serious waste of lifetime hours. We lived in Henry for some time and I probably spent 4+ hours a day on 15 miles of road.

punkncat I’ve lived in Atlanta for nearly six years in several areas. I’m currently in Midtown and have been here for nearly six years. Not ideal space wise but it was perfect for commutes…when that was still a thing for the SO and me.

I agree wholeheartedly with visiting locations during the day and night. I’m street savvy but still like to get a feel for the area, especially considering that my travel heavy work schedule leaves my SO at home alone.

We’re leaning towards historic College Park because of my flying or ITP near Decatur and Avondale Estates because we like the area. Either location is close enough that I can ride side streets into the city when I’m on my bike.

Now if only my job gave me a raise more than once every five years we might actually be able to afford something soon.

I would mention of Decatur to be sure you are on the "Emory" side and not the Covington Hwy side. Our daughter lived a nightmare in a beautiful home there. I used to live off Clairmont and liked it a lot in spite of the traffic. College Park is an up and coming (reno) area and some nice deals can still be found around the SW corner of Atl and over towards West End but will be mere blocks away from blight.

This reminds me a lot of a renovated church the Mrs and I viewed last year. Quirky, awesome, love it... I'm just worried how hard it would be to offload if you needed to move quickly. It's sweet as hell but definitely a niche taste and dated.

But I don't know the market down there, maybe everything is sizzling in Hotlanta and it's not a concern. Probably the case. If that doesn't bother you then I hope you get it inspected, buy the joint, and throw a (non-swinging) MCB party. I'll be sure to come embarrass myself.

Anyway my wife says it's the dream home she designed as a child so please buy it before she spends all my money and forces me to relocate to the dirty South*

*no offense to you dirty Southerners 😋
